Acquisition of The Square, 110 Financial District (Q-City)

Mindspace Business Parks REIT has acquired Q-City (rebranded by The Square, 110 Financial District) an office campus with a leasable area of approximately 0.81 million square feet, located in the Financial District of Hyderabad. The property spans ~5.97 acres. The acquisition has been made via Horizonview Properties Private Limited, an asset SPV of Mindspace Business Parks REIT, acquiring 100% equity shareholding in Mack Soft Tech Private Limited (“Mack Soft”), the special purpose vehicle that owns the asset. The transaction is entirely debt-funded. The gross acquisition price of INR 4,957 million reflects a 11.6% discount to the independent valuation of the asset. Following this acquisition, the REIT’s total portfolio increases to approximately 16 million square feet, further strengthening its presence in the Hyderabad office market. The transaction is completed on 23 July, 2025.
